NYC Hotel Peak Season & Blackout Advisory (Sept – Dec 2026)

As we approach the busy fall and winter seasons in New York City, we would like to share an important travel advisory regarding hotel availability in Manhattan from September through December 2026.

During key events and holiday periods, citywide hotel demand peaks significantly. During these “blackout windows,” preferred corporate rates may be restricted, and properties often enforce multi-night minimum stay requirements.

 

Key Blackout & Peak Demand Windows in Manhattan

 

    • September 2026
      • Sept 5–7 (Labor Day Weekend): High leisure travel demand; discounts limited near Times Square.
      • Sept 11–13 (US Open Finals Weekend): Reduced room inventory in Midtown & Uptown.
      • Sept 20–27 (UNGA 81 High-Level Week): Severe citywide blackout. Hotel inventory is heavily frozen for diplomatic delegations across Manhattan (especially Midtown & Upper East Side).

 

    • October 2026
      • Oct 10–12 (Columbus Day / Indigenous Peoples’ Day): High fall foliage travel; minimum stay rules apply.
      • Oct 30–31 (NYC Marathon Prep & Halloween): High room compression begins citywide.

 

    • November 2026
      • Oct 30–Nov 2 (TCS NYC Marathon Weekend): Major blackout period. Strict 3- to 4-night minimum stays apply universally (Note: Kintetsu preferred rates remain available at select partner properties).
      • Nov 24–28 (Thanksgiving Week): 100th Anniversary Macy’s Thanksgiving Day Parade. Severe rate and point blackouts in Midtown and along parade routes.

    • Dec 2–5 (Rockefeller Center Tree Lighting Weekend): Extremely high weekend holiday demand.
    • Dec 11–12 (Peak Holiday Shopping Weekend): Highest retail tourism occupancy window.
    • Dec 24–26 (Christmas Holiday): Hard holiday rate restrictions.
    • Dec 29 – Jan 1 (New Year’s Eve Window): Total citywide blackout with mandatory multi-night minimum stays and peak rates.
